The price per square foot ranged from $298 to $652, with most homes landing between $430 and $584. The average price per square foot across all 14 sales came in at approximately $495. The most active price band was $850K to $1.2M, where the majority of buyer activity was concentrated. Home sizes ranged from approximately 1,600 to 2,800 square feet.

What's Driving Prices Up or Down in Terravita

Location within the community also plays a role. Homes on quieter streets, cul-de-sacs, or with mountain and golf course views continue to attract stronger offers, even when the finishes are comparable to nearby homes without those features.

What This Means If You're Thinking About Selling

If your home is in the 2,000 to 2,500 square foot range and updated, you're in the strongest price band right now based on April's data. Several homes in that range closed between $584 and $633 per square foot last month.

If you have a larger home, pricing it accurately from the start matters more than it might seem. The April data shows a wide spread at the upper end of the size range, and overpricing a larger home with dated finishes tends to lead to longer days on market and price reductions that end up costing more than a well-targeted pre-listing update would have.

The overall picture for Terravita home values in 2026 is genuinely positive. 14 closings in one month, a strong concentration of million-dollar-plus sales, and buyers who are actively competing for well-presented homes.
